1. Define Each Room

When a potential buyer walks into a room, it should be clear what the room is used for. You don’t want your dining room to be clogged up with exercise equipment and kids toys, nor do you want other rooms like this. You want potential buyers to be able to walk into a room and envisage what it might look like with their own furniture in. If each room has clear definition and a lack of clutter, this will stand you in good stead when you are trying to sell, so it’s better to have rooms that look a bit bare, opposed to rooms full of items that shouldn’t be there.

It’s important to make sure each room has a definite purpose, so buyers can picture themselves living there. Spare bedrooms should be made to look like bedrooms, rather than hoarding spaces. This might mean you have to have a clear out or think about putting things into storage. If you have the opportunity, budget and space to do so, think about introducing sliding wardrobe doors into your home. This will help you to store things more effectively and keep things out of sight. It will also give potential buyers an idea of how they can store their own possession if/when they move in.

2. Clean Thoroughly

Take the time to clean your house from top to bottom. Dust areas that might not have been dusted before and generally freshen things up.

As part of your cleaning process, you should pay attention to the walls and floors. Dirty spots or stains should be removed where possible and you should consider touching up the paint if it hasn’t been done for a long time.

De-clutter first as this can be a messy process in itself. It’s pointless cleaning before you declutter as you will only need to clean again further down the line. Think about how you can make your home a nice, light and airy space for house-viewers to walk into.

3. Look Outside

Don’t just think about the inside, look outside your home and think about what you can do to spruce it up. Potential buyers will look at the surroundings, the garden etc. and will certainly be put off by an overgrown garden or a broken fence.

Try and hide your wheelie bins and store any children’s toys out of sight in an attempt to create the impression of a clean slate. You want to create a good first impression for potential buys and the outside is the bit they will judge first.

4. Leave The House

If you have people coming to view the house, make yourself scarce. Go to a friends, a relatives or even to the pub if you need to. Potential buyers should be given freedom to roam around the house as they see fit, without worrying about you being there.

A potential buyer won’t usually feel comfortable with the presence of the homeowner and might even look to interrogate you about the state of the house, problems etc. You can avoid any awkward conversations by not being there at all, leaving the estate agent to deal with any questions about the house.

Remember, it’s all about making them feel comfortable from the outset. Stay away and they will feel more at ease.

5. Choose an Experienced Estate Agent

You will struggle to sell your home without the help of an estate agent. When considering which estate agent to choose, look at their prices, the service they offer and feedback from anyone who has used them before.

If you’re selling a property then you want as many people to see it as possible and this is where an estate agency can help you. Each estate agent will differ in the way that they list properties. Look for an estate agents that posts on social, their own website and other portals such as Rightmove. This will give your house maximum exposure when you are trying to sell it.
