I WANT TO RENT A PROPERTY

We always have on offer a wide range of properties to rent to reliable tenants

Dowen offers properties to rent on the basis where either

  • We act as the landlord's managing agent with us as the tenant's point of contact
  • We find a suitable reliable tenant for a landlord and the landlord himself becomes the tenants's point of contact

Once a tenant has chosen a property he/she would like to rent we commence our application process

WHAT DO I NEED TO APPLY FOR A PROPERTY

To apply for a property proposing tenants and any guarantors are required to

Complete an application form

Then provide us with the following for all applicants and guarantors

  • Proof of identity and if necessary proof of residency
  • Personal references
  • Up to date bank statements
  • 3 latest salary slips
  • Proof of payments to previous tenancies or mortgages
  • Any other information we request thereafter

WHAT DO I PAY ON APPLICATION FOR A PROPERTY

You pay to us one week's rent as a HOLDING DEPOSIT

This is calculated as 1 MONTHS RENT X 12 / 52

Terms and Conditions Regarding Payment Of A Holding Deposit

  • If We Approve Your Tenancy And You Proceed With The Rental, The Holding Deposit Will Become Part Payment Towards Your Initial Rent
  • If We Approve Your Tenancy And You Do Not Proceed With The Rental, The Holding Deposit Will Be Retained, By Dowen
  • If We Reject Your Tenancy Application, The Holding Deposit Will Be Returned To You, In Full

WHAT DO I PAY ON MOVE IN

Before a property is occupied a tenant will be required to pay

  • A Security deposit will be capped at five weeks’ rent where the annual rent is less than £50,000 and six weeks’rent where the annual rent is £50,000 or more(Any holding deposit paid, will contribute towards this)                               

WHAT DO I PAY ON MOVE OUT

We charge no fees to tenants on move out

However you will be reponsible for the cost of putting right any, damage, required cleaning, replacements, etc

Dowen tenants have the peace of mind of knowing that we are a professional estate agent, so, as is required by law:

We register all bonds/damages deposits on managed properties with the following licensed Tenancy Deposit Scheme

If we are managing your property on behalf of the landlord, you will have a your own personal Dowen letting agent to deal with you and your tenancy

You can expect a fair and measured service taking your needs as tenant into account

As per our service committment to the landlord, we will need to inspect the property on a regular basis and expect you to fully abide by the terms of your tenancy agreement
