5 Tips To Help You Sell Your Home

Selling Your Home

If you’ve recently put your property on the market or you’re considering selling, then there are a few things you should do to help it sell quicker. The market is always changing and you’ll never cater to everyone’s tastes, but showing the potential of your property can make it much more attractive to potential buyers. Our 5 tops tips for helping to sell your home are:

  1. Choose An Estate Agent
  2. Increase Kerb Appeal
  3. Spruce & De-Clutter
  4. Define Each Room
  5. Stay Out Of The Way

Below we’ll go through each point in detail and how these 5 simple things can help to make your property seem more attractive and speed up the selling process.

1. Choosing An Estate Agent

Someone will need to sell your home for you and it’s important to choose the right estate agent. When considering which estate agent to choose look at their prices, the service they offer and feedback from any people who’ve already used them.

Choosing An Estate Agent

If you’re selling a property then you want as many people to see it as possible, and this is the estate agents’ role. However each estate agency will differ in the way of how they list properties, when choosing yours make sure they post on social, their own website and other portals such as rightmove.

2. Increase Kerb Appeal

If you’re property gives off the wrong first impression, then a potential buyer is likely to be put off from the offset. When someone is coming to view your property you want them to be excited about it from the offset so don’t hesitate to spruce up your front garden.

Make sure your fence isn’t looking tired and if it needs a lick of paint, then it’s worth doing. Adding a few outdoor plants or flowers can make your property look more inviting. If possible move items such as children’s toys or wheelie bins out of the way as they can seem like clutter to buyers. If you’re property gives a good first impression from the offset then people are likely to be more receptive of how the inside looks.

3. Spruce & De-clutter

No one is saying paint your house cream or white, and you don’t need to invest in expensive décor. You’re never going to cater to everyone’s tastes, so don’t try to. Simply give it a freshen up if walls or marked or paintwork is yellowing then give them a quick touch up.

Make sure your home looks light and airy. Clearing away clutter such as ornaments or toys can make the space seem bigger and it’s easier for people to imagine what it would be like to live there. Fresh flowers can create a positive vibe and freshen up the property. Whereas the use of cleverly placed mirrors will help rooms or spaces to seem bigger.

Kitchen and bathrooms are big selling points to any buyers, so make sure the areas are tidy and free from clutter or dirt. If the bath seal needs redoing then do it, it’s a cheap job to do but can make a bathroom looks a hundred times better.

4. Define Each Room

A room should be exactly what it says on the tin. Many people forget this when it comes to selling their home. If you have a dining room that’s full of toys or exercise equipment, it’s going to be hard for people to imagine what a dining table would look like. If you don’t have a dining table or you can’t borrow one, then make sure the space is clear and clutter free; it's important to have the right bespoke furniture for each room. It’s better to have nothing in a room rather than it be full of items that shouldn’t be there.

It can be hard to change bedrooms around as most people will still be living in their properties when there on the market. However, if you have double guest rooms that only have a single bed then it’s time to show people that there a double. Invest in a cheap double bed or use a double mattress to show the potential and the size of the room. It’s easy for people to see a single bed and think a room is only a single and not a double. The importance thing is to make sure it room has a definitive purpose, as it helps the buyer to envision them living there.

5. Stay Out Of The Way

Yes, we mean you! If you’re planning on selling your home and then make sure you’re out of the way. Potential buyers should be allowed the freedom to wander around and explore your home as they see fit. Let them feel comfortable and spend as much time as they like viewing the property. The longer a potential buyer is there, the more interested they are likely to be. Don’t be afraid to answer questions about your property either.
