NEED A HIP ?

Apart from a few exceptions, the owner of any property offered for sale in England and Wales must have ordered a Home Information Pack (HIP) 

The HIP includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

The following compulsary documents must be included in a Home Information Pack

  • Home Information Pack Index
  • Energy Performance Certificate
  • Sale Statement
  • Standard Searches
  • Evidence Of Title
  • Additional information for leasehold and commonhold sales, where appropriate

A HIP potentially can speed up a sale as most searches have been obtained in advance. In the past buyer's had to pay for and obtain searches. They were usually applied for only after the buyer's mortgage offer had been issued and as such a delay occured waiting for searches to come back from the local authority.

HIP's are advantageous to buyers as the seller now pays for the searches, thus reducing the buyers legal costs.

The Energy Performance Certificate (EPC) is part of the EU drive to reduce carbon emissions in member countries. When a house is listed an energy assessor is appointed to inspect the property and produce an EPC which indicates how energy efficient the property is and what could be done to improve its energy efficiency, reduce fuel bills and as such carbon emissions. The EPC comes as part of a HIP.

Your HIP can be paid for in advance or the payment can be deferred until your property is sold or up to 10 months in the unlikely event that it doesn't sell.
